RESIDENTIAL LEASE

 

THIS LEASE AGREEMENT, is entered into this date, by and between ______________ (Landlord) and _______________ (Tenant).

 

For good and valuable consideration it is agreed between the parties as follows:

 

1.    Location of Premises.    Landlord hereby leases and lets to Tenant the premises described as follows:

2.    Term.  This lease shall be for a term of ______________, beginning _____________ and ending _______________.

 

3.    Rent.   Tenant shall pay Landlord rent of $_________ during said term, in monthly payments of $_______ each, payable monthly on the __________ day of each month in advance. Tenant shall pay such rent at ____________________________ or at such other location as Landlord may from time to time specify by written notice to Tenant. A LATE FEE OF ___% OF THE MONTHLY RENTAL AMOUNT SHALL BE ADDED TO ANY RENT RECEIVED ______ DAYS OR LONGER PAST THE DUE DATE FOR THAT MONTHLY PAYMENT. RETURNED CHECKS SHALL INCUR A $______ ADDITIONAL CHARGE.

 

4.    Security Deposit.    Tenant shall pay a security deposit of $_________ to be returned upon termination of this Lease and the payment of all rents due and performance of all other obligations.  Landlord may use such Security Deposit to pay for Tenant’s failure to pay rent, utilities, or other money due Landlord, or to return the Premises to its condition at the start of the lease term except for ordinary wear and tear.

 

5.    Tenant Responsible.    Tenant is fully responsible for all payments and other obligations due under this Lease Agreement.

 

6.    Occupancy and Use.    Only the Tenant may live in the Premises, except as otherwise may be allowed by law.  The Premises, Utilities and Services shall be used only for common private residential uses.  Tenant shall not use the premises in any way that is unlawful, illegal, or dangerous.

 

7.    Damages.    Tenant shall pay for all loss, cost, or damage caused by the willful or negligent conduct of Tenant, guests of Tenant, or any other person or animal under Tenant’s direction or control.

 

8.    Utilities and Services.   Tenant shall pay promptly, as they become due, all charges to the leased premises, during the lease term, the following utilities or services:
